Roof Insurance Claim Help by First Choice Roofing & Construction

Insurance Claims

What the work involves.

Most homeowners file a roof claim once or twice in their lives. Adjusters look at roofs every day. That imbalance is the whole reason a roofing contractor who works on insurance jobs is worth having on your side of the table, and it is why we work with your insurance to find the best option available on every storm replacement.

The process starts before anyone calls the carrier. A roof inspection tells you whether there is storm damage worth filing on. Filing a claim for a roof that only has wear can leave a claim on your record with nothing to show for it, and a free inspection first avoids that.

The Difference

What to know before you decide.

When there is real hail or wind damage, the claim follows a fairly standard path in Texas. You report it to your carrier, who assigns an adjuster to inspect the roof. The adjuster writes an estimate of what the damage costs to repair or replace. The carrier pays according to your policy, less your deductible. Where the estimate misses damage, such as decking, vents, ridge, gutters or the code items a replacement requires, the roofer documents what was missed and the estimate is revised.

We deal with the insurance company for you on the roofing side: the damage findings, the photos, the measurements and the back and forth over what the storm did. The claim and the decisions stay yours, and you know where it stands throughout.

Two parts of the payment confuse nearly everyone. Many Texas policies pay replacement cost in two checks. The first is the actual cash value, which is the cost of the roof minus depreciation for its age. The second releases the withheld depreciation once the work is finished and the final invoice is sent. Your deductible is subtracted either way, and under Texas law a contractor cannot waive, absorb or rebate it. Anyone offering to cover your deductible is offering to break the law with your claim.

Deductibles on wind and hail are often a percentage of the dwelling coverage on your policy, commonly one or two percent, instead of a flat amount. On a home insured for $400,000 a two percent deductible is $8,000, so it is worth reading that page of your policy before a storm, not after.

Once the claim is approved, the roof is replaced with premium shingles over double bonded synthetic underlayment, with ice and water barriers and vents, and the paperwork the carrier needs to release the rest of the payment follows the finished job.

Before You Call

Insurance Claims, answered.

Should I call my insurance company or a roofer first?

A roofer first, for the inspection. It tells you whether there is storm damage worth filing on, which keeps an unnecessary claim off your record. If there is damage, you then report it to your carrier.

Can a roofer pay or waive my deductible?

No. Texas law makes it illegal for a contractor to waive, pay or rebate an insurance deductible, and the homeowner pays it on every claim. Treat any offer to cover it as a reason to hire someone else.

What is recoverable depreciation?

On a replacement cost policy, the carrier first pays the actual cash value of the roof, which is its cost minus depreciation for age. The withheld depreciation is paid once the roof is replaced and the final invoice goes in. On an actual cash value policy it is not paid at all.

What if the adjuster denies the claim or misses damage?

The damage is documented and the carrier can be asked to re-inspect, often with the roofer present. A denial can also be disputed through your policy. Call (940) 281-5961 and we will look at what was written and what the roof shows.

How long does a roof claim take?

Reporting, the adjuster visit and an approved estimate usually take a few weeks, longer after a large storm when adjusters are stretched. The replacement itself is usually a day or two once it is scheduled.
