Roof Replacement

What the work involves.

A roof replacement is the biggest thing most homeowners ever buy for the outside of the house, and it is bought once every twenty years or so, which means nobody remembers how it went last time. This page walks through what the job involves, what goes on the roof, and how the insurance side works when a storm is the reason you are replacing it.

Most replacements in Lewisville start with hail. North Texas sits in one of the most active hail corridors in the country, and a single spring storm can bruise every shingle on a street without leaving a leak behind. The damage still counts. Bruised shingles lose granules, the asphalt underneath bakes in the summer sun, and a roof that looked fine in April starts to fail a few seasons later. When that happens, the claim window may already have closed.

The Difference

What to know before you decide.

A full roof replacement removes everything down to the wood decking. Soft or delaminated sheets of decking get replaced, because new shingles nailed into bad wood do not hold. Then the roof is rebuilt in layers, and the layers you never see do most of the work.

On every full replacement we install premium shingles over double bonded synthetic underlayment, with ice and water barriers and vents. Synthetic underlayment replaced felt paper on most quality roofs because it does not tear when a crew walks on it, does not wrinkle when it gets wet, and keeps water off the decking if a shingle is lost in a wind event. Ice and water barrier is a self-adhering membrane that seals around nails. It goes where water concentrates: the valleys, the eaves and around every pipe, vent and chimney.

Ventilation matters more in Texas than most people expect. An attic that cannot breathe reaches well over 140 degrees in July, and that heat cooks shingles from underneath and shortens their life no matter how good they are. A replacement is a good time to look at intake and exhaust.

We work with your insurance to find the best option available. If the roof is being replaced because of hail or wind, we inspect it, document the damage, and deal with the insurance company on the roofing side so you are not trying to argue shingle damage with an adjuster on your own. If the roof is simply old, you get a straight price for a retail replacement instead.

Color and shingle line are your decision. Most neighborhoods around Lewisville, Flower Mound and Castle Hills have an HOA, and many of them approve roof colors from a list, so it is worth checking before you fall in love with a sample. Bring the HOA requirements to the inspection and we can match the choice to them.

Roof Replacement, answered.

How much does a roof replacement cost in Lewisville?

For a typical North Texas home with an architectural shingle roof, a full replacement usually lands somewhere between about $10,000 and $20,000. Size, pitch, the number of valleys and how much decking needs replacing move it within that range. The free inspection gives you the number for your house, and if hail is the cause, your insurance policy may cover most of it after your deductible.

How long does the replacement take?

Most single-family roofs are torn off and replaced in one or two days once materials are delivered. Larger or steeper roofs, rain and decking repairs can add a day. Getting on the schedule after a big hailstorm takes longer than the work itself, so call early.

Do I need to be home while the roof is replaced?

No. We need access to the drive and the outside of the house, and it helps if cars are out of the garage and anything fragile is off the interior walls, because hammering carries through the framing. You can be at work the whole time.

Will insurance pay for my new roof?

If a covered storm damaged it, usually yes, minus your deductible. Most Texas homeowner policies cover sudden hail and wind damage, not age or wear. The free roof inspection comes first.

What if you find rotten decking under the shingles?

Soft decking cannot be seen until the old roof is off. When it turns up, it is replaced before anything new goes on, and on an insurance job the additional decking is documented for the claim. You hear about it before the roof is closed up.

Can I pick my shingle color?

Yes. Bring your HOA approved color list if your neighborhood has one, and choose from samples at the inspection or after it.
